ApartHotel Royal Sun in Los Gigantes, Tenerife
Royal Sun is an Aparthotel complex built about 15 years and situated high above the port in Los Gigantes (south Tenerife). The complex consists of 120 apartments, various restaurants, service and sports areas and parking zones. Briefly the distribution is as follows:
Residential:
- 8 apartments of three bedrooms and 2 bathrooms.
- 20 apartments of 2 bedrooms and one bathroom.
- 89 apartments of one bedroom and
- 3 studios.
All apartments have large terraces and or gardens and have marvellous ocean views down over the village and port.
Commercial
- 3 bar/restaurants.
- Central pool with ample terraces.
- Gym, squash court and aerobics hall.
- Minimarket.
- Hair salon.
- Small medical centre.
- Laundry.
- Enclosed parking and other unallocated space.
General
This is a very attractive complex in a unique location and has enormous potential for a multiplicity of uses. Royal Sun is very well designed and, while it would benefit from an overall face lift, it could be put into income generating mode within a few weeks. Royal Sun really only opened for business about 1999. The delay in commencing business was due to a prolonged dispute between the original developer and his banks one of which now effectively owns the complex. The complex has been closed since July 2004 and was successfully operated as an Aparthotel and timeshare complex. Closure was due not to market reasons but, we believe, to the then lessee not complying neither with his contractual obligations nor his town planning obligations. Other possible uses include:
- A retirement or nursing home.
- Normal residential complex where apartments and indeed commercial facilities may be sold separately. Current permission is for residential usage.
- Apartments may be sold on a ‘fractional or co-ownership’ basis. In any of these three cases much of the current commercial space would be unnecessary and could be converted to other use, including parking.
As implied above, the complex would benefit from some renovation and redecoration. There doesn’t appear to be any significant structural problems. Some of the operational equipment is missing from some of the commercial areas having apparently evaporated during the close down process in 2004. Both the kitchens and apartment furniture, though adequate and functional, could be considered somewhat dated.

Land Ifonche 1 T-013
Ifonche is a tiny hamlet right at the tree line off the Arona Villaflor road at Escalona. It is about 1200 meters above sea level. Vilaflor; the highest village in Spain at the foothills of Mount Teide is at an altitude of 1400M. Here we have about 23.500M2 of land currently zoned for agricultural usage but that has undoubted potential for further development in the foreseeable future. There are two small cottages on the land that is located near the famous Hermano Pedro restaurant and the equally famous Barranco del Infierno. Power, mains water, telephone lines are at hand and the land enjoys good access to the main road.

Here we offer 40.000M2 of land about 3KM inland from Reina Sofia international airport in South Tenerife. It is in the historic municipal area of Granadilla along with the airport and the site of the proposed massive marine port near the famous windsurfing zone of El Médano. It is in an area where there is likely to be massive development in the foreseeable future including a second runway for the airport and the construction of the above mentioned port; envisaged to be a world trans-shipment hub.
